These are the terms and conditions for The Cavendish.

Terms:

  • Available to new students booking accommodation at The Cavendish for the 2026/27 academic year.
  • Applies only to students signing a legally binding 44 or 51-week contract (as applicable)
  • Bookings must be made directly with Host via The Cavendish booking page for £400 cashback.
  • Bookings made through approved agents and third-party websites will receive £300 cashback.

  • Offer valid for bookings made from 1st June 2026.
  • Cashback value:
    • £400 on bookings made directly through Host
    • £300 on bookings made through approved agents and third-party websites
  • To qualify, the resident must enter the offer code NB400 in the “Got a discount code?” box during online booking.
  • If the Offer Code is not entered at time of booking, Host reserves the right to not honour this promotion.

  • The cashback will be credited to the resident’s Host account and deducted from the April 2027 rent instalment.
  • For residents who have paid their rent in full, the cashback will be refunded directly to the student in April 2027.
  • Students must not be in rent or other arrears at the time the cashback is due.

  • Cashback is non-transferable and applies only to the student named on the tenancy agreement.
  • If a booking is cancelled, transferred, or terminated before the tenancy start date or before the cashback payment date in April, eligibility is lost.
  • The offer cannot be used in conjunction with other promotions or discounts, unless explicitly stated.

  • This offer applies only to The Cavendish and cannot be transferred to another Host location.
  • Host reserves the right to withdraw or amend this offer at any time without notice.
  • Bookings made prior to any withdrawal or amendment will still qualify under the terms valid at the time of booking.
  • These terms are governed by the laws of England and Wales.

Refer a friend Get £250 cashback!

If you are a current or future resident of The Cavendish for the 2026/27 academic year and you refer a friend who books a room for 2026/27, you will receive £250 cashback.

Terms:

If you are a current or future resident of The Cavendish for the 2026/27 academic year and you refer a friend who books a room for 2026/27, you will receive £250 cashback.

2.1 Referrer eligibility

To qualify as a Referrer, you must:

  • Hold a confirmed tenancy at The Cavendish for the 2025/26 or 2026/27 academic year.
  • Have completed all booking steps, including payment of the advance rent.
  • Have checked in for the applicable academic year or have a future The Cavendish booking in place.
  • Ensure the student you refer enters your full name in the referral section during their booking.

2.3 General eligibility conditions

The Referrer must:

  • Be eligible to live at The Cavendish.
  • Have no rent or other arrears up to the April 2027 instalment date.
  • Have met all conditions of their booking and tenancy agreements.

Referee’s are not eligible to receive cashback. Cashback applies for referrer only.

3.1 Reward amount

  • The Referrer receives £250 cashback.
  • The Referee receives no cashback.

3.2 How the Reward is applied

  • The cashback will be placed on the resident’s Host account and deducted from their April 2027 rent instalment.
  • If the resident has already paid their rent in full, the cashback will be refunded to their nominated UK bank account.
  • Cashback is issued only to the named tenant; it is non-transferable.

3.3 When payment is made

  • The Cashback will be placed on the student’s Host account and deducted from their April 2027 instalment date. For students who have paid in full, this will be placed on the student’s Host account and refunded.

4.1 If either party cancels their booking or terminates their contract before the tenancy start date, the entitlement to cashback is lost.

4.2 If a resident transfers their booking to another student before the first instalment date, neither the original student nor the replacement is eligible for cashback.

4.3 Cashback cannot be used in conjunction with any other promotion, discount, or incentive, unless explicitly stated.

4.4 Bookings made via external agents or referral partners are not eligible for this Offer.

4.5 Students who cancel and rebook in an attempt to qualify for the Offer will not be eligible.

4.6 Cashback applies only to bookings at The Cavendish and cannot be transferred across Host properties.

4.7 Host reserves the right to request reasonable proof of eligibility.

This Offer is intended for genuine referrals only.
Host reserves the right to withdraw the Offer from anyone found to be abusing or attempting to manipulate the promotion

This Offer applies to bookings for a limited time only and may be amended or withdrawn at any time.

Bookings made outside the eligibility period will not qualify.

No Place. No Pay.

We understand that plans can change, and sometimes things don’t go as expected. Here’s what you need to know about our No Place, No Pay policy.

This offer is for prospective first-year undergraduate or postgraduate students applying to study in the UK for the 2026/27 academic year. This applies to full-term, part-term, and semester-let accommodations.

If you miss out on being offered a place at your chosen university or higher education institution, don’t worry!
Just send us confirmation from UCAS or your chosen institution within 48 hours of your results being published and we’ll take care of the rest.

  1. Proof of Results: Please email us your proof (in English) of declined or deferred admission to the relevant site email address within the required timeframe. This can be a rejection letter from the university or a UCAS confirmation.
  2. Voluntary Withdrawal: If you decide to withdraw from your course or university on your own, the usual cancellation policy will apply.
  3. Course Cancellation: If your course is no longer running, reach out to us. Depending on the details, we may be able to release you from your contract or help you relocate to another Host accommodation near an alternative course, if applicable.
  4. University Decisions: If your offer is withdrawn by the university due to disciplinary or personal reasons, you’ll remain responsible for any contractual charges, and the usual cancellation policy will apply.
  5. Late Enrolment or Exam Re-sits: If you miss your enrolment date or need to re-sit exams due to circumstances beyond your control, we may be able to release you from your contract. Here’s what to keep in mind:
    • Each case will be reviewed by Host, and in some cases, the decision may rest with the landlord.
    • If you haven’t collected your keys, you’ll still be responsible for rent from the tenancy start date until an agreed release or cancellation date.
    • If you’ve already moved in, you’ll be liable for rent from the tenancy start date until an agreed release or cancellation date.
    • Final decisions rest with the landlord, and while we’ll do our best to provide them with the necessary information on your behalf, they’re not required to approve a release or relocation request if your place at university is cancelled.
  6. Refund Process: Once we verify your documentation and confirm it meets the terms, we’ll cancel your agreement and refund any rent owed to you, assuming all timings were followed.

We can only accept a cancellation under these terms up and until 7 days before your tenancy start date at the latest, and if we receive the required evidence within 48 hours of it being published. If you’re unable to provide the required evidence on time, the standard cancellation terms will apply.

These terms are current as of 11th November 2025, but please remember, we may need to update or adjust them if needed. If we make changes, we’ll let you know via our website.

No Visa, No Pay

We’re here to support international students as you plan your studies in the UK for the 2026/27 academic year. If your visa plans don’t go as expected, here’s everything you need to know about our No Visa, No Pay policy, which applies to full-term, part-term, and semester-let accommodation.

What Happens if Your Visa Isn’t Approved?

If your visa application isn’t approved, we’re here to help. Simply send us proof of the visa refusal as soon as you can (within 48 hours of finding out, and no later than 7 days before your tenancy start date). Here’s how it works:

  1. Proof of Visa Rejection: Please email us written confirmation (in English) of your visa rejection to admission to the relevant site email address within the required timeframe. We’ll only accept official written confirmation of the visa decision.
  2. Missed Deadlines: If the required proof isn’t provided by the deadlines, we’ll apply the usual cancellation terms, and you’ll remain responsible for any rent charges.
  3. Refund Process: Once we receive and verify the visa rejection proof within the specified timeframe, we’ll cancel your booking and refund any rent payments in full within 28 working days.
  4. Pending Visa Applications: If your visa status is still pending within 7 days of your tenancy start date, let us know. We’ll do our best to hold your room, though this will depend on availability and our team’s discretion.
  5. Responsibility: You’ll need to keep track of your visa status and keep us informed throughout the process to avoid any misunderstandings or unexpected charges.
  6. Voluntary Visa Cancellation: If you choose to cancel your visa on your own, the usual cancellation policy will apply.
  7. Visa Termination Due to Conduct: If your visa is terminated due to conduct or legal issues, you’ll remain responsible for any contractual charges, and the usual cancellation policy will apply.
  8. Visa Cancellations During Your Stay: If your visa is cancelled or terminated after you’ve moved in, you must notify us within 48 hours. Here’s what to keep in mind:
  • Each case will be reviewed by Host, and in some cases, the decision may rest with the landlord.
  • If you haven’t collected your keys, you’ll still be responsible for rent from the tenancy start date until an agreed release or cancellation date.
  • If you’ve already moved in, you’ll be liable for rent from the tenancy start date until an agreed release or cancellation date.
  • Final decisions rest with the landlord, and while we’ll do our best to provide them with the necessary information on your behalf, they’re not required to approve a release request solely due to visa issues.
